Whitco Roofing is a licensed, insured, and bonded expert at commercial roofing, industrial roofing, and institutional roofing needs of new and existing structures. Our services include roofing repair, roofing restoration, roofing maintenance, roof coatings, retrofits and full replacement of facility roofs. We work with built-up roofs (coal tar pitch and asphalt,) single-ply (TPO, PVC, EPDM,) modified bitumen, metal roof assemblies (standing seam, R-panel, flat seam,) and shingle roofs. We are also skilled at solvent and waterborne polymeric roof coatings, restoration systems and cements (acrylic, neoprene, styrene butadiene, urethane, polyvinyl acetate, elastomeric,) Bituminous roof coatings and cements (black and aluminum,) solvent and waterborne polymer modified roof coatings and cements (combination of polymeric technology and bitumen technology,) liquid-applied monolithic membranes. At some point during the life of a roof, the need for a retrofit or a complete replacement arises. When your roof has been damaged, needs to be fixed or has reached the end of its serviceable life, a re-roofing option may be necessary.

Although it is appealing to continually do repairs on a failing roof as repairs require less labor, material and time (i.e. cost), it is important to understand that there is a point in time where simply doing repairs vs. replacement/retrofit can be causing more harm than good. At that time it is important to select the right contractor to honestly assess the condition of the existing roofing system and provide the best possible short and long term roofing strategies that can include both repair and re-roofing options.

EPDM-Ethylene-Propylene-Diene-Monomer

TPO-Thermoplastic polyolefin  

Thermoplastic polyolefin, or TPO, is the fastest-growing segment of the commercial and industrial roofing industries. Fueling this growth is the increased use of TPO in southern climates, where reflective, energy-efficient and cool roof products are becoming the norm.

Modified Bitumen

Polymer-modified roof membranes are composed of reinforcing fabrics that serve as carriers for the hot polymer-modified bitumen as it is manufactured into a roll material. Modified bitumen roof system membranes are composed of multiple layers, much like built-up roofs.

Built-up

 

Built-up roof membranes, referred to by the acronym BUR, have been in use in the U.S. for more than 100 years. These roof systems are commonly referred to as “tar and gravel” roofs. BUR systems generally are composed of alternating layers of bitumen and reinforcing fabrics that create a finished membrane. • Multiple plies• Smooth or flood and gravel are available for surfacing

Coatings
Roof coatings are becoming more and more popular in prolonging the life of both traditional and metal roofing systems. Roof coatings can be applied by either the rolling or spraying methods and essentially add a ‘top coat’ to the existing roofing system. Similar to retrofitting a roof, Roof coatings are a popular alternative because it is more cost effective than a retrofit. Additionally, compared to a retrofit which essentially adds another layer of roofing material, Roof coatings create a chemical bond to the current roofing substrate essentially ‘bulking up’ the existing system. Most coating manufacturers offer 5 or 10 year system warranties on coating Installations.

Metal

An alternative to traditional roofing is using a metal roofing system. Although the initial investment is higher compared to a traditional roofing system, metal systems have been shown to last 2-3 times as long compared to those traditional systems which typically last anywhere from 10 to 20 years.

Another benefit to metal roofing systems is the flexibility on colors and designs. Metal roofing systems can come in the form of standing seam, flat seam or can be made to look like asphalt shingles, tiles or cedar shakes. Although metal roofing systems can come in the form of copper and stainless steel, the most popular choices are aluminum and steel.

PVC-Polyvinyl Chloride

Polyvinyl Chloride (PVC) is a trusted membrane that has been performing admirably for decades in the European market and in North America. PVC also offers excellent resistance to rooftop chemicals, including acids, oils and greases.
